490 E. Tremont Avenue — Essen Health

Titan Development and Construction is leading the ground-up construction of a new multi-story, code-compliant healthcare building for Essen Health at 490 East Tremont Avenue. The program includes a cellar and first floor fully built out for clinical operations, with upper floors prepared as a high-quality white box to accelerate Temporary Certificate of Occupancy and meet incentive timelines.

The scope spans a Builder's Pavement Plan, on-site stormwater retention in the cellar, and utility coordination; a cast-in-place concrete superstructure with flat slabs; a green-roof assembly and energy-code-compliant fenestration with Low-E glazing; and a masonry facade with premium solid-surface panels at street fronts. Two MRL passenger elevators — one stretcher-sized — and an interior first-floor loading berth support building operations. New domestic and fire water services, sewer connection, standpipe and full sprinkler coverage, new electrical service, and rooftop mechanical units complete the building systems.

Phase 1 targets substantial completion and TCO by mid-2026, prioritizing the cellar and first-floor clinical spaces, core bathrooms and MEP rooms on Levels 2–5, and all life-safety systems. Phase 2 completes the second-floor interiors per Essen standards after TCO, leveraging the preinstalled core and services.

The building is Construction Type IIA, fully sprinklered with standpipe, with envelope and systems designed to meet the NYC Energy Conservation Code.
