413 East 50th Street — Cellar Extension & Master Bath

Titan Development and Construction completed a multi-scope project at this Midtown East property, enhancing both the structural functionality of the building and the quality of its interiors.

Cellar Vertical Extension: The cellar was excavated and underpinned in carefully staged phases to safely increase headroom and create additional usable space. The scope included preconstruction logistics, soil borings, and party-wall surveys; engineering coordination, permit filings, and safety plans; selective demolition and termination of cellar utilities; sectional underpinning of foundation walls with dust and vibration control; a new finished concrete slab at grade; reinstallation of mechanical, electrical, and plumbing equipment; and a new basement-to-cellar stair with resealed sidewalk hatch.

Master Bath Renovation: Titan also modernized the master bathroom with a complete rebuild of the shower assembly — site protection and precise demolition of existing tile and glass, drain reinstallation with corrected slope, new shower curb framing, waterproofing, new tile flooring, and a custom glass curtain to complete the enclosure.

Together, these upgrades improved both the building's structural performance and the comfort of its living spaces, balancing technical complexity with refined finishes.
